Job Description Superior Design and Restoration is seeking to hire a maintenance foreman at our Perry Hall location in Baltimore County. We are looking for a candidate who is enthusiastic and motivated to get any job that may be thrown at them finished appropriately and in a timely manner. In receiving this growth opportunity, you will be expected to: Maintain neat, clean, and appropriate physical appearance. Proper uniform, if provided, is to be worn in accordance with company policy. Maintain professional, cooperative and service oriented attitude with other office staff, limiting communication during working hours to relative matters. Respond promptly to and provide all necessary services about, emergencies and calls for services. Communicate hazards or unsafe conditions of employees, subcontractors and/or residents to the supervisor. Inform supervisor of any employees or residents responsible for damage done to company structures or equipment Accept tasks assigned temporarily, or responsible for damage done to company structures or grounds. In addition to what is listed above, specific responsibilities include: Complete service order requests timely and accurately, as assigned. Monitor maintenance supply inventory and inform supervisor of items requiring ordering. Perform basic preventive maintenance on plumbing and electrical. Complete inspection forms and routine service performed on systems. Assist and/or supervise service companies contracted to perform specific duties. When designated by supervisor, supervise performance of other members of maintenance and any individuals when temporarily assigned. Depending on company needs, participate in, and remain available for, 24-hour emergency maintenance service, as scheduled. Assist, as needed, during emergency situations (example: snow removal, fire flood, natural or man-made disasters) Attend seminars, classes or community staff meetings for policy updates, reviews or instructions for equipment use and conforming to changes in government regulations. Required Experience/Skills: Minimum of 3 years’ experience in maintenance, painting, drywall, tile, lighting, carpentry, plumping and electrical system repairs. Pool and landscaping experience is also a plus. Physical Requirements: The duties and responsibilities will require all or some of the following physical applications: Lifting dead weight more than 80 pounds (bag of snow melting chemicals, materials, small appliances, etc.) Operating powered equipment where manual pushing, pulling or steering of said equipment is required (snow blower, leaf vacuum, etc.) Operating powered equipment where manual lifting. Using powered tools requiring stability during operation and which may cause abnormal vibration to the body of the operator (saws-all, hammer drill, etc.) Using non-powered equipment where manual pushing, pulling or steering of equipment is required (wheelbarrow, appliance dolly, chemical spreader, etc.) Climbing ladders to reach heights above 7 feet from ground (change light bulbs or fixtures, roof inspection, repairs to plumbing located in ceilings, etc.) Stooping, bending or crawling to gain access to confined areas, to effect repairs (crawl spaces, plumbing access panels, sink base cabinets for plumbing traps or garbage disposal repairs, etc.) Driving company equipment (trucks, tractors, riding lawn mowers, etc.) Keep in mind that these job requirements and description of job does not list all duties of the job.
