Job Description:/h3:
The Property Manager is responsible for all operations of their apartment portfolio with a focus on optimizing revenue and NOI while preserving assets by developing strategies for individual properties; creating, modifying and enforcing policy for efficiency in operations; team member development and a positive working environment, and leading by example.
Responsibilities:
:
Responsible for portfolio financial performance, creation and achievement of annual operating budgets, expense control, timely preparation and analysis of monthly Profit and Loss Statements and initiation of strategies for improvement of financial performance.
:
Establish short and long range goals, benchmarks, projects and budgets for portfolio.
:
Monitor, direct and regulate leasing activity and market rates to maximize occupancy and reduce percentage between physical and economic occupancy to no more than five percent.
:
Maintain an ongoing, in:depth knowledge of the market, market rents, market trends and demographics to gain a competitive edge.
:
Assist in development and acquisition of new communities.
:
Recruit and select Property Managers and assist in hiring of other property team members, understanding and adhering to the hiring policies and procedures.
:
Create a team environment: hold monthly team meetings; manage by establishing achievable goals, manage by results and communicate openly with all team members.
:
Provide ongoing feedback to team members. Evaluate direct reports through scheduled formal written performance reviews. Take corrective action as necessary according to company policy. Provide recommendations for compensation adjustments, promotions, and terminations.
Requirements:
:
An out:of:the:box mentality.
:
A keen, and focused, interest in marketing/sales.
:
Bachelors Degree or equivalent.
:
Five years real estate or property management experience.
:
Three years experience in direct supervision of management staff.
:
In depth knowledge of budgets and financial statements and ability to work within budgeted guidelines.
:
Excellent communication skills, both verbal and written.
Desired Qualifications:
:
ARM, CPM, CAM, CAPS or other applicable industry designation.
:
Multi:Site experience is preferred
:
OneSite/RealPage or Property Solutions experience.
