Job Description
This position will be responsible for directing and leading the Foreclosure and OREO team and monitoring daily operations within a fast paced shared:service environment. The Assistant Manager, Foreclosure/OREO will support and manage related functions to the foreclosure process that include; management of the pre:foreclosure and post:foreclosure functions, monitoring of foreclosure timelines, ensuring adherence to policies and procedures, and ensuring adherence to state, federal, and partner guidelines. This position will also train, mentor, and coach staff within Foreclosure/OREO to maximize efficiencies and minimize partner credit union delinquency involving recovery with a strong focus on quality and accuracy.
The Assistant Manager will be responsible for various activities related to executing a foreclosure strategy that minimizes risk/loss exposure while working collaboratively with internal leadership and partner representatives to develop and monitor processes to ensure protection of partner assets.

: Problem resolution of more complex member issues and concerns including seriously delinquent accounts and members who are in financial difficulty in an appropriate manner to minimize losses
: Manage the foreclosure process, OREO process, and manage the Property Management Company that will handle the marketing of all Credit Union properties in OREO
: Validate that the team is handling files accordingly to portfolio, investor, Fannie, Freddie, FHA, and other investors guidelines
: Assure that all areas within the team have reduced exceptions and/or that they are handled on a day to day basis
Analyze and monitor trend reports to ensure that the foreclosure team is:
: Diligently reviewing loans assigned to foreclosure attorneys to assure that milestones are being completed and that systems are updated appropriately
: Validating that the attorneys are expediting the foreclosure process within allowable state/federal and partner timelines
: Validating workload completion and Akcelerant queue maintenance
: Maintain quality control and ensure attainment of team service levels
: Monitor telephone calls and perform periodic review of completed transactions to ensure quality and consistency of service provided to all internal and external members
: Handle collections and financial solutions on all mortgages products in a prompt, professional manner, while adhering to all applicable state and federal laws as well as internal policies and procedures
: Solve daily property issues, maintain value, maximize assets value where appropriate, and manage the full disposition of the asset with the Property management Company
: Prepare decisioning packets for Credit Unions to begin foreclosure process
: Review offers and counter offers, recommend
approval/acceptance of offers in accordance with the Credit Unions guidelines, process and monitor all contracts and sales, and ensure timely closings through the attorneys and Property management Company
: Oversee timely payment of bills for all property related expenses
: Input data and maintain OREO files and communications in all forms
: Update monthly and quarterly reports
: Interpret Credit Union guidelines to inspect, manage, and maintain properties until sold while working with the Property Management Company
: Develop and present monthly and quarterly board report summaries of asset performance
: Meet with external examiners or auditors as required
: Adhere to confidentiality policy, code of ethics, and all other credit union
policies/procedures, as well as all other consumer compliance
: Work with Credit Unions on a daily basis to maintain oversight of pending foreclosures
